WHAT SIZE OF SHED DOESN’T NEED A PERMIT?

The good news is that not all sheds require planning permission to be constructed. As most of Lismore falls into rural zones RU1, RU2, RU3 and RU5, sheds built within these zones measuring 50 square metres or less, and less than 3 metres above ground level, do not need a permit.

WHAT ELSE DO I NEED TO CONSIDER WHEN ADDING A SHED?

The NSW Government does list sheds as “exempt developments”, not requiring council approval. This is provided they meet the following regulations, including:

– Number: There can’t be more than two sheds on the property.
– Location: A shed built in a rural zone must be located behind the property building line and set back at least 900mm from each boundary, and cannot obstruct entry or exit pathways or fire safety measures within an adjacent building.
– Roof water: Any disposal of roof water cannot impact nearby owners
– Materials: If you live in a residential area, metal elements of the structure must be low-reflective and pre-coloured.
– Bushfire precautions: If your property is deemed bushfire-prone land and your shed will be situated less than 5 metres from a residential dwelling, it must be built from non-combustible materials.

WHAT HAPPENS IF MY SHED DOES NOT COMPLY WITH REGULATIONS?

If you don’t seek planning permission for a shed that goes against requirements, you may end up needing to remove your shed. Additionally, you might not be able to sell your house in the future if you have an unapproved structure on site, and any injuries incurred by the shed might not be covered by your insurance. There are just no real benefits to cutting corners or going against regulations – you’ll really end up worse off.
